This policy covers the BhuCheQ website, the BhuCheQ mobile app (iOS and Android), and the BhuCheQ admin panel used by our staff. Under India's Digital Personal Data Protection Act, 2023 ("DPDP Act"), we act as the Data Fiduciary for personal data you provide to us.
When you sign up (including via Google Sign-In), we collect your name, email address, and phone number.
To generate your verification report, you upload documents such as: sale deed, encumbrance certificate (EC), tax receipt, General Power of Attorney (GPA), conveyance deed, lease deed, agreement to sell, and mutation/intkal records.
The app requests camera and photo library/storage access so you can photograph or upload property documents and property photos directly. We only access these when you actively use the upload feature.
BhuMap is a property risk and coverage map — it shows hotspot/presence data about properties and areas we've checked, not your live location. We do not request device GPS location. If you enter a property address to look it up, that address is used to generate the map view.
Payments are processed by Razorpay. BhuCheQ does not collect or store your card, UPI, or net-banking credentials. We receive only the transaction status and ID to confirm your order.
We use a transactional email service to send order confirmations, verification reports, and account notices.
We use Cloudflare Turnstile to distinguish real users from automated bots on our website's forms.
To generate your verification report, uploaded documents are processed by Tesseract OCR and a self-hosted GLM-OCR deployment, both run on our own infrastructure, plus an Ollama-hosted Qwen VL model that generates an automated preliminary assessment. None of these route your documents through a third-party hosted AI API — processing stays on infrastructure we control.
Google Analytics (GA4) and Microsoft Clarity run only on the bhucheq.com website — they are not compiled into the mobile app. See our Cookie Policy and manage choices in Cookie Preferences.
We do not sell your personal data or your uploaded documents to third parties.

Uploaded documents and verification reports are retained for 1 year following order completion. Deletion requests are completed within 48 hours.
Subject to applicable law, you can access, correct, or request deletion of your data, withdraw consent, nominate another individual to act on your behalf under the DPDP Act, and lodge a complaint with our Grievance Officer and thereafter the Data Protection Board of India. BhuCheQ is intended for users aged 18 and above. We do not knowingly collect personal data from children.

We may update this policy from time to time. Material changes will be notified via email, an in-app notice, and a banner on our website before they take effect.
